Identification Survey
A survey which is required for the purpose of identifying existing buildings and improvements on a parcel of land is referred to as an Identification survey. It may only be undertaken by a registered surveyor.
It is always recommended to engage a consulting surveyor for an identification survey when you are purchasing any property. Your solicitor will normally obtain an Identification report as a matter of course. Through your "Ident" survey you can be sure that you are not buying any problems which may make it difficult to sell in the future or create any anxiety with neighbours or public authorities before you even move in. More importantly you are sure that you are buying the property that you have been shown and whether or not the property has any defects which may devalue it.
Subdivision of Land
To find out whether your land is suitable to subdivide, it is important to first contact a registered surveyor. By performing subdivisions on a regular basis, Brian Tucker and Associates is an experienced firm and that can tell you all the costs involved to create your subdivision.
In consultation with you, our registered surveyor will be able to determine the best possible layout, balancing the various conflicting criteria of maximum number of lots, council's restrictions, shapes, sizes, topography, traffic flow, road and servicing costs etc.
Determination of Boundaries
Registered surveyors are the only professionals legally permitted to mark boundaries in accordance with the Real Property Act and Surveyors Act.
